How will you make an impact?

Operates and monitors building automatic systems (BAS) and utilities to ensure the environmental systems are maintained for safety, compliance, optimum uptime, and business continuity.

What will you do:

  • Carries out planned Preventative Maintenance (PM) on all building support systems and Purified Water System.

  • Ensures the building environmental conditions in the manufacturing areas are always within specifications.

  • Maintains operation of Metasys building automation system, including maintenance and calibration of sensor and generation of environmental reports.

  • Ensures that all Maximo PM, CM maintenance work orders are correctly carried out and correctly documented right first time and on time.

  • Collaborates with and assists external contractors in coordinating operations and adhering to Good Manufacturing Practices (GMP) and Safety Laws.

  • Operates low pressure boilers and associated condensate systems including softener system. Performs daily low water cut off on boilers and maintain adequate chemical treatment of feedwater.

  • Deals with facility emergencies such as boilers, cooling towers, compressors failures not limited water leaks.

  • Performs daily boiler chemical tests.

  • Conducts daily RO rounds, prepares chemicals F60/F80 as required. Conducts weekly pre-treatment loop heat sanitization, weekly distribution loop heat sanitization and monthly chemical cleaning of RO membranes. Operate DI water system and conduct maintenance as required

  • Performs daily misting shower sanitization and maintenance as required.

  • Prints and reviews daily PMS/PWS reports.

  • Prints BAS daily report and reviews for accuracy and OOS.

  • Performs house-keeping vacuum maintenance and supports cleaning as required. Conducts baghouses and dust collectors cleaning with contractors and staff.

  • Performs fire alarm bypass and returns to online as required by engineering and contractors.

  • Issues’ notifications as required for shutdowns and facility and utility maintenance.

  • Conducts building rounds and replaces filters on HVACs as required.

  • Conducts weekly fire sprinkler inspection, weekly fire pump inspection and monthly PIVs/ITVs inspection.

  • Operates main plant chillers, processing room dehumidification systems and all processing equipment chillers for dryers and coaters as required. Operates and maintains cooling towers.

  • Operates and maintains domestic and industrial hot water system. Operates and maintains all unit heaters, perimeter heaters.

  • Operates air compressors and maintains compressed air generation and distribution systems. Operates and retain controls of air compressors.

  • Maintains a safe working environment and reports potential hazards.

  • Performs other utility and facility duties as assigned based on business needs.

  • Performs alternating or rotating shift work as well as requirement to work during maintenance shutdowns.

How will you get here?

Education:

Minimum High school diploma/General Educational Development (GED) Certificate is required

Minimum 4th Class Power (Operating) Engineer, Part A is required

Preferable a certificate in Building Technology/ Facility Systems or Industrial Millwright License

Experience:

0–1 year building operator’s and maintenance experience preferably in a controlled and regulated environment or in an industrial establishment.

Equivalency:

Equivalent combinations of education, training, and relevant work experience may be considered.

Knowledge, Skills, and Abilities:

Knowledge of building utilities and mechanical systems/equipment such as boilers, chillers, compressors, Fire Alarm (F.A.), Heating Ventilation Air Conditioning (HVAC). Familiarity with GMPs and Occupational Health and Safety Act (OHSA) Regulations. Ability to deal confidently with inside and outside clients. Strong understanding of fixing mechanical and pneumatics issues is preferred. Demonstrated computer proficiency with Microsoft Office programs. Proficiency with the English language.

Models positive thinking and is open to change, motivating the team to adapt to shifts in priorities and new ways of working. Proactively identify areas for improvement in the execution of procedures. Communicate risks to timelines of deliverables in a proactive manner.  Consistently strives to improve skills and knowledge in related field.  

Physical Requirements:

Position requires ordinary ambulatory skills and physical coordination sufficient to move about manufacturing/office locations; ability to stand, walk, stoop, kneel, crouch periodically for prolonged periods of time; manipulation (lift, carry, move) of light to medium weights of up to 40 pounds; arm, hand and finger dexterity; visual acuity to operate equipment, and read materials for prolonged periods of time; ability to sit, reach with hands and arms, talk, and hear for prolonged periods of time. Usually in a comfortable environment but with regular exposure to factors causing moderate physical discomfort from such things as dust, loud noise, bright lights, fumes, or odour. Use of Personal Protective equipment is required and may include any of the following: safety glasses, safety shoes, lab coat, gloves, hair net, beard cover, safety apron, respirator.
